Emma Watson was only recently linked to Rugby star Matthew Janney, but according to new reports, the former “Harry Potter” actress might already be getting serious with the college hunk.

Watson, 23, was spotted apartment hunting for a swanky new stateside home in Manhattan’s Upper East Side last Tuesday, and if rumors are to believed, she might not be the only occupant. According to the NY Daily News, the condos that appear to have captured the British film star’s heart —located at 150 E. 72nd St.— are going for upwards of $15.5 million, a mere slice of her estimated $40 million dollar “Harry Potter” fortune. The pre-war building, constructed in 1913 with condos offering up to four bedrooms and 3,700-square-feet of prime New York real estate, is reportedly the latest site of Watson’s two-year hunt for the perfect uptown-based residence.

So what’s the purpose of the east coast real estate hunt? Gossip sites are speculating that the move could mean Watson's new boyfriend, 21-year-old Oxford University student and Rugby player Matthew Janney, may also be planning to call the millionaire abode home. “[She] is on the hunt for a New York base for her and her new beau,” MyDaily.com reported Thursday, who claims despite the duo’s short-term courtship, the couple appears to already be “head-over-heels” for one another.

While Watson has yet to speak out regarding her newfound love, Janney’s “second mother,” Coralie Day, previously expressed her warm feelings towards the longtime actress earlier this month despite never being officially intoduced. “We are thrilled to bits that he is seeing Emma Watson," Coralie told the UK’s Evening Standard, adding, “We are looking forward to meeting her soon. Hats off to her for finding such a wonderful young man. There is nothing bad anyone could say about Matt. He is absolutely lovely."

The Mirror first reported earlier this month that Watson was hooking up with the varsity athlete, an inside source calling the duo a “great couple.” Less than one week after their romance was confirmed, the twosome was spotted enjoying a romantic, PDA-filled vacation in the Caribbean.

Watson is currently prepping to star in the self-discovery drama, “Your Voice in My Head;” She can be seen next in director Darren Aronofsky's adventure fantasy/film “Noah,” due in theaters on March 28.
