Forever 21 Stores Closing List: 178 Shops Confirmed To Close Down

Bankrupt fashion retailer Forever 21 has released the locations of 178 stores throughout the United States it plans to close as part of its Chapter 11 filing on Sunday. Forty-one of these stores are located in California, Forever 21's home state.

Forever 21 said the 178 stores are among its most unprofitable. It clarified these stores haven't been shuttered yet, but will be closed by the end of this year if it fails to reach a deal with its creditors and secure more capital funding.

If it does reach a deal, Forever 21 said it will remove these stores from its current closure list and draw-up a new one.

“We do ... expect a significant number of these stores will remain open and operate as usual, and we do not expect to exit any major markets in the U.S.,” according to a Forever 21 spokesperson.

The company also said it expects liquidation sales to conclude by the end of this year at the initial 178 sites. These stores' inventory amounts to some $80 million and the liquidation proceeds will assist Forever 21 in its quest for funding.

The company said its restructuring “will focus on maximizing the value of our U.S. footprint and shuttering certain international locations.”

Forever 21 operates 549 stores in the U.S. and 251 other stores worldwide. The planned closures are equivalent to about a third of Forever 21′s entire U.S. store system.

“It’s common practice for retailers in Chapter 11 to have a large pool of stores to close, but to then use that list to negotiate lower rents,” according to Bill Read, executive vice president of leasing, acquisitions and business development at Retail Specialists based in Alabama, noted CNBC.

“If they don’t get help, they close. Today’s landlords are fairly sophisticated and know how to play this game. ... They have had a lot of practice lately.”

Read's comments illustrate the pain the Forever 21 closures will inflict on U.S. mall owners nationwide. Forever 21 remains a top tenant to many of the country's leading mall owners.

Among the landlords to be heavily impacted by the Forever 21 store closures are real estate investment trust (REIT) Macerich, the third-largest owner and operator of shopping centers in the U.S.; Taubman Centers, Inc., another REIT that invests in shopping centers; and Unibail-Rodamco-Westfield SE, the largest commercial real estate company in Europe.

There are 16 Forever 21 stores in Macerich properties, 10 in Taubman properties and 18 in Unibail-Rodamco-Westfield locations. These three firms together own 30 percent of the Forever 21 outlets scheduled for closure.

Surprisingly, only one location on this list is located at a mall owned by Simon Property Group, the largest mall owner in the U.S. Simon is also one of Forever 21′s biggest unsecured creditors.
